As we look to put 2020 behind us, I would like to take a moment to reflect on what we’ve experienced together. The year 2020 was one of loss for so many of us, yet it was also a year of great reimagining.
In the real estate industry, we were all forced to learn how to become more nimble, to flex within a new set of rules and to pivot to new ways of serving our clients in this new world. In the first quarter of 2020, as the pandemic first hit and ushered in great uncertainty, we all wondered how the real estate market would react. What would it look like to weather what was clearly a sea of change in our industry, and what would it look like once we reached the other side? We emerged from the third quarter in one of the strongest real estate markets we’ve ever encountered. And to think, only 11 months prior, no one could have foreseen the storm on the horizon.
The year 2020 was also one of home. Since the pandemic started, home became the center of our universe. What was once seen as a place to which we retreated at the end of the day became a place where we now spend 24 hours a day. This profound lifestyle shift was a key driver for many of my clients this year, as they sought to reimagine their lives in new homes and new locations. Whether they wanted to live closer to nature or have more outdoor space for their family, they embraced home as not just a place but a promise. Home holds the keys to their sense of comfort, well-being, privacy and security. Even in moments of uncertainty, there is nothing quite like the feeling of coming home.
It was a very strong year across every price point in the Broomfield real estate market with a significant number of sales in every tier. Homes priced between $300k and $500k has the most sales and sold the fastest with just 19 days on market. This will likely hold true for 2021 as well as homes at this price point remain in high demand.
The average sales price for a single family home in Broomfield was over $600,000 in 2020. This is the first time this has happened in the Broomfield real estate market. Additionally, this average rose by nearly 7% in 2020. The national average is approximately 3.5% annually which makes it clear that homes in Broomfield are in demand. This makes it a great time to be selling a home here.
