I find it hard to believe we are already halfway through the year. The weather has finally changed and I think I can say Summer is truly here. I hope everyone is able to take advantage of the warm Colorado evenings and enjoy everything our wonderful state has to offer.

Last month I described the Broomfield market as far more balanced than we saw last year and that trend has continued. While there is still an inventory shortage, homes are staying on the market slightly longer and homes are not appreciating at the rapid rates like they were in 2018. This fact, combined with interest rates staying far lower than expected has led to increased buyer activity as they leave the rental market.

I recently had a conversation with a trusted mortgage broker about interest rates. He anticipates one more small reduction in rates through the Summer which is great news for both buyers and sellers. Buyers will be able to take advantage of these great rates and sellers should experience increased showings of their home with the increased purchase power buyers have due to lower rates. I was cautioned however that this could change quickly if the United States and China reach a trade agreement and investors return to the stock market and the bond market dries up. His opinion was that a deal could quickly increase rates between .25% and .5%.
