This Broomfield Real Estate Market Snapshot takes a look at the real estate market as a whole in Broomfield for April 2019. There was a huge increase in market activity in April as buyers and sellers got an early jump on the Summer buying and selling season. In total, 307 homes were sold with an average purchase price of $538,123. Although this is slightly less than the same time period in 2018, sellers are still in a good position moving forward into Summer.
Homes priced at $300k or less continue to be hard to come by in Broomfield as just four of these homes have sold in 2019. If you are lucky enough to have a home to sell in this price range you can expect it to sell quickly as the average days on market for a home in this price range is just 17.
If you are a homeowner that is looking to sell in the a home for around $750k it is important to consider the impact of pricing above or below this threshold. Homes in the $500k to $750k price tier have an average days on market of 42. Compare that to the $750k to $1M price tier and average days on market of 58. If you need to move quickly it would be in your best interest to keep your home priced in the slightly lower price tier and save you over two weeks on the market.
