Inventory in Broomfield has hit a record low but the real estate market remains incredibly strong to start the new year.
Historic low interest rates and are driving buyers who want to realize the dream of homeownership. With limited housing inventory, buyers are competing against one another for those properties that are priced well and in good condition. The competition is resulting in fierce bidding wars, which can drive-up housing prices.
The message is clear for sellers. Buyers want your home and they want it now!
The real estate market is off to a fast start in 2021 considering the inventory crunch we are in. Not surprisingly, the most active price tiers were $300k-$500k and $500k-$750k. This includes sales of both four and five bedroom homes for families that require them. While there certainly isn’t a surplus of them available, it’s still good to see homes such as these can be found in the lower price tiers in Broomfield.
The average sales price for a single family home in Broomfield was just over $588,000 in January. This falls below 2020 numbers but well above the 5-year average for January. While average sales price was down, it’s important to note that average price per square foot increased significantly, $217 sq. ft. in January compared to $190 sq. ft. in December.
