This Broomfield Real Estate Market Snapshot takes a look at the real estate market as a whole in Broomfield for June 2019.
For the first time in the previous five years the Sale-to- List Price Ratio has fallen below 100% of List Price. This is signaling a shift from the extreme Seller’s market Broomfield has been in along with the majority of cities throughout the Denver Metro area. I believe this is actually healthy for the market and buyer’s who were frustrated with home prices in recent years may re- emerge after preferring to rent the past few years.
Sales less than $300k continue to be hard to come by regardless of size. Only four homes have sold under $300k this year. The majority of sales continue to be in the $500k-$750k price range. Interestingly, the number of $1M+ properties has increased this year even though average sales prices have fallen.
As with List-to-Sale Price, the Average Sales Price has decreased slightly as well. This is also the first time in five years that this has fallen. After an increase in average sale price of 11.4% in 2018, Broomfield was due for a cooling off period but now continues to be a good time to sell.
While the average, median and list-to-sales ratios have fallen in 2019, total sales have increased by nearly 21%. This shows increased buyer activity this year as prices fall slightly and interest rates have also remained low compared to earlier projections.
Sellers are still benefitting from relatively quick sales as the Average Days on Market has remained relatively unchanged as the average has only increased by one day between 2018 and 2019. Sellers can count on their home being on the market for approximately one month before going under contract.
