Broomfield Real Estate Market Snapshot

This Broomfield Real Estate Market Snapshot takes a look at the real estate market in Broomfield for February 2019. It was another very active month this early in the year. Average price per square foot rose for both detached single family homes as well as condos and townhomes. The average sales price also remained above $500,000. With the Spring buying season now upon us there is no reason to believe this number will go anywhere buy up over the next several months.

One of the most interesting stats from last month was the significant increase in total sales from February 2018 to 2019. Sales rose by 25%. This was evident when I was writing contracts and speaking with other agents. While homes weren’t seeing multiple offers in the double-digits, it was not uncommon to have 2-3 offers on a new listing last month. This helped the average sales price increase as well as it climbed 11.96% from February 2018.

Single family homes under $300,000 continue to be hard to come by. Last month only one of these homes sold, and there are currently none for sale at this price point. However, if a condo or townhome is something you are interested in, there are 9 currently available in Broomfield with an average price of just over $340,000.

It comes as no surprise that once again the price tier with the most activity last month was in the $300,000-$500,000 range. 38 homes sold in this price range last month and 12 are available on the market right now.

The $500,000-$750,000 price tier continues to be where you will find the most homes for sale. Since the average sales price in Broomfield is over $500,000, this is really not a big surprise because a large percentage of the total homes in Broomfield fall into this price range.
